Dasrim Properties (“we,” “us”) is operated by Dasrim LLC in Bowling Green, Kentucky. We lease and manage commercial and residential property in Bowling Green, Russellville and South Central Kentucky.
This notice explains what personal information we collect from prospective tenants, tenants, website visitors and others who contact us, how we use and share it, and the choices you have. It applies to our website at www.dasrim.net, our tenant text messaging program, and our leasing and management services.
Information we collect
Information you give us
- Contact details: name, mailing address, email address and phone number, including a mobile number.
- Rental application and lease information: identification you provide for screening, employment and income details, rental history, references, business information for commercial applicants, names of household occupants, and the terms of your lease.
- Payment information: records of rent, deposits and fees, and the bank account details you provide to pay by ACH transfer.
- Maintenance and communication records: repair requests, photos you send us, and our messages with you by text, email, phone or mail.
Information collected automatically
When you visit our website, our hosting provider may record technical information such as your IP address, browser type and the pages you visit, to keep the site secure and working. Our website uses fonts from Google Fonts, so your browser requests font files from Google, which receives your IP address. Our website does not use advertising cookies or cross-site tracking.
Information from others
With your written authorization, we receive consumer reports from consumer reporting agencies when you apply to rent. We may also receive information from your references or prior landlords.
How we use information
- Review rental applications and verify the information you provide.
- Prepare, sign and manage leases, including renewals and move-outs.
- Collect rent and deposits, and keep accounting and tax records.
- Schedule and complete repairs and maintenance.
- Send notices about your tenancy, such as rent reminders, late rent notices, lease expiration and renewal notices, and property notices.
- Respond to your questions and leasing inquiries.
- Comply with the law, enforce our leases, and protect our tenants, properties and business.
We do not sell personal information, and we do not use it for targeted advertising.
Text messaging
If you opt in, we use your mobile number to send text messages about your tenancy or inquiry: rent reminders, late rent notices, lease expiration and renewal notices, maintenance and repair updates, and replies to messages you send us. You can opt in by checking the consent box on our website form, by giving written consent on a lease or tenant information form, or by texting us and confirming when asked.
Message frequency varies. Message and data rates may apply. Reply STOP to stop receiving messages or HELP for help. Consent to receive texts is not a condition of renting or doing business with us. Full program details are in our SMS Terms & Conditions.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
Tenant screening
When you apply to rent, we may obtain a credit, eviction or criminal background report from a consumer reporting agency, only with your written authorization. If we deny an application, or require a larger deposit or a co-signer because of a report, we will give you a notice that names the agency that supplied it, as the federal Fair Credit Reporting Act requires. You then have the right to request a free copy of the report from that agency within 60 days and to dispute anything that is inaccurate.
How we protect information
We use reasonable administrative, technical and physical safeguards to protect personal information, and we limit access to people who need it to do their work. No method of storage or transmission is completely secure, so we cannot guarantee absolute security. Please do not send a Social Security number or bank account number by text message or ordinary email; ask us for a secure way to provide it.
How long we keep it
We keep personal information for as long as we need it for the purposes in this notice. That usually means the length of your lease plus the time we must keep records for tax, accounting and legal reasons. When we no longer need records, we delete or destroy them securely.
Your choices and rights
- Access, correct or delete. You can ask to see the personal information we hold about you, to correct it, or to delete it. We may keep information we are required to keep by law or need for an active lease.
- Text messages. Reply STOP at any time. Opting out of texts does not change your lease. We will send any notices your lease requires by mail or email.
- Email. You can ask us to stop sending optional emails. Notices about your lease and account will still be sent.
Kentucky residents
The Kentucky Consumer Data Protection Act gives Kentucky residents the right to confirm whether we process their personal data and to access it, to correct it, to delete it, to obtain a portable copy, and to opt out of the sale of personal data, targeted advertising and certain profiling. We do not sell personal data or use it for targeted advertising or profiling. We honor these requests from all of our tenants and contacts, except where we must keep information for legal, tax or lease reasons.
To make a request, contact us using the details below. We will verify your identity and respond within 45 days. If we decline your request, you may appeal by replying to our decision. We will answer your appeal within 60 days, and if we deny it, you may contact the Office of the Kentucky Attorney General. We will not treat you differently for exercising your rights.
Children
Our website is not directed to children under 13, and we do not knowingly collect personal information online from children under 13. Rental applications may list minors as household occupants; that information comes from the adult applicant and is used only to manage the tenancy. If you believe a child has sent us personal information, contact us and we will delete it.
Other websites
Our website and messages may link to other services, such as electronic signature or payment sites. Those services have their own privacy policies, and we are not responsible for their practices.
Changes to this notice
We may update this notice from time to time. We will post the updated version on this page with a new effective date, and we will tell current tenants directly about significant changes.
